Does home staging work in a slow market?

What the NAR 2025 staging data says, what changes when the Lower Mainland market slows, and the few cases where staging is not worth the money.

Yes. Staging matters most when buyers have choice: in the NAR 2025 Profile of Home Staging, 49% of sellers' agents said staging reduced time on market and 29% reported offers 1–10% higher, and 83% of buyers' agents said staging made it easier for buyers to visualise a home. In a slower Lower Mainland market, a staged listing photographs better, draws more showings and gives buyers fewer reasons to move on to the next one; the exceptions are teardowns, land-value sales and homes that need major work first.

What does the data say?

The NAR 2025 Profile of Home Staging is the most recent broad survey of agents on staging outcomes:

  • 49% of sellers’ agents said staging reduced a home’s time on market
  • 29% of sellers’ agents reported offers 1–10% higher than for similar unstaged homes
  • 83% of buyers’ agents said staging made it easier for buyers to visualise the property as their future home
  • The rooms most often staged were the living room (91%), primary bedroom (83%) and dining room (69%)

What changes when the BC market slows?

In a fast market, buyers compete for the home. In a slow one, homes compete for the buyer. Three things shift:

  • More inventory, more comparison. A buyer touring five similar condos in one afternoon remembers the one that looked finished. Empty or cluttered rooms blend together.
  • Photos do more of the work. Cautious buyers filter online before they book a showing. Staged rooms photograph larger, brighter and more complete.
  • Days on market become visible. A listing that lingers invites low offers. Staging is one of the few levers that shortens time on market without cutting the price.

How does staging help a listing that is already sitting?

If a home has been on the market without offers, a refresh with new photos gives the listing a second launch. Occupied staging edits and supplements what is there; vacant staging fills empty rooms so buyers stop guessing at scale. Does a longer sale change the cost?

Every package includes a 6-week initial term, which is longer than most listings need even in a slower market. If the sale runs past that, the staging renews in 4-week blocks at 40% off the initial furniture rental, with delivery and staging fees not charged again. When is staging not worth it?

Staging is not the right spend for every sale. We would tell you to skip it when:

  • The home is being sold for land value or as a teardown, so buyers are not judging the interior
  • The home needs major repairs or renovation first; staging cannot hide a failing roof or a dated kitchen
  • You already have a committed buyer and the sale will not be marketed
  • The asking price is set well above comparable sales and will not be adjusted
